The Smith Village redevelopment project is an infill project covering 27 acres of land just north of downtown. Also known as the University Village Mainstreet project, current plans are to bring 97 new townhomes and 63 new detached single family homes.

Approximately 23 vacant homes will be refurbished and put back on the market, with about 180 occupied homes requiring between $5,000 and $25,000 worth of improvements.

The plan also calls for new neighborhood businesses along Saginaw St. and M.L. King Ave. such as a grocery store, laundry facilities, and other businesses that would serve this neighborhood and the recent constructed University Park Estates.

Six model homes have been constructed, but the project has been put on hold while the city straightens out its finances. Mayor Don Williamson insists that things will pick up during this fiscal year (2005).
